In April 2026, four Belgian francophone residential listings were analysed and reworked.

In each case, the blockage was not related to price or market conditions.

It was related to the marketing approach: photo order, text description, missing technical information.

CASE 1 · AUDERGHEM · BRUSSELS PERIPHERY

3-facade house — 169 m² — €425,000 — EPC G — To be renovated

Blockage identified:

The 130 m² garden — the property's main asset — was positioned as photo 4.

The Immoweb thumbnail showed the facade. EPC G was absent from the text description.

The renovation budget was not framed despite a cadastral income of €686.

The 4 levers applied:

→ Reposition the garden as photo 1

→ Include EPC G in the description with renovation context

→ Frame the renovation budget with a range to be confirmed by a contractor

→ Rewrite the first 3 lines of description around the main asset

Objective: increase click-through rate by repositioning the main visual asset as the thumbnail.

CASE 2 · IXELLES · BRUSSELS

2-bedroom apartment — 107 m² — €395,000 — EPC C — Good condition

Blockage identified:

The listing's lead photo was AI-generated — the mention "Generated by AI" was visible in the gallery. Photo 3 showed the same living room photographed in reality, in a radically different state. The trust breakdown occurs at the viewing.

The 4 levers applied:

→ Remove the AI photo from the lead position

→ Explicitly state in the description which photos involve virtual staging

→ Replace the thumbnail with the most flattering real photo of the property

→ Rewrite the description to highlight real assets without virtualised photos

Objective: eliminate the trust breakdown between the listing and the viewing.

CASE 3 · NAMUR · WALLONIA

House to renovate — 229 m² — €400,000 — EPC D — Meuse and Citadel view — Mixed use zoning

Blockage identified:

The terrace with a view of the Meuse and the Citadel of Namur — rare at this price in this city — was positioned as photo 4. The thumbnail showed the facade.

The description listed rooms floor by floor without ever explaining why this property is worth visiting.

Mixed use zoning was mentioned only in the last sentence.

The 4 levers applied:

→ Reposition the Meuse view terrace as photo 1

→ Rewrite the description around the living experience rather than a floor-by-floor breakdown

→ Develop the mixed use zoning in a dedicated paragraph for the investor profile

→ Frame the non-compliant electrical installation with an estimated budget range

Objective: attract two distinct buyer profiles — families seeking a rare view, investors sensitive to documented mixed use potential.

CASE 4 · LASNE · BRABANT WALLON · PREMIUM SEGMENT

4-facade villa — 300 m² — €995,000 — Private gated estate — 7 hectares — EPC D

Blockage identified:

The Immoweb thumbnail showed the villa facade in winter — bare trees, dead lawn.

The aerial drone view of the 7-hectare estate was photo 3.

Oil heating and non-compliant electrical installation were absent from the text description.

The estate was listed as a catalogue of amenities rather than described as a living environment.

The 4 levers applied:

→ Reposition the drone view as the thumbnail — the estate's exceptional character, not the winter facade

→ Mention oil heating in the description with a note on the likely transition required
